Project Manager – Residential Construction
Our Residential Construction division is looking to bring on an experienced Project Manager who will focus their efforts in the midcoast region of Maine. We are interested in connecting with a professional who can effectively, efficiently, and accurately manage the administration of multiple residential construction projects. We are looking for someone who shows us:
- Proficiency using Project Management software including ProCore, Smartsheet, Excel, and Google Drive
- A minimum of 5 years experience working within Residential Construction Project Management
- A degree in Construction Management is a plus but not required
- Excellent planning and time management skills
- Ample experience assembling and reviewing budgets and schedules
- Ease both in an office and construction site environment
- Top-notch written and verbal communication skills – experience communicating with high-end clients
- Composure and a positive attitude working under deadlines in a fast-paced environment
You will be expected to work on:
Project Documentation and Communication
- Creating and monitoring the project schedule.
- Collaborating with the project team to determine project specifications.
- Preparing for, attending, and documenting project team and client meetings.
- Receiving, preparing, and distributing information on project changes in a timely manner.
- Managing vendor and subcontractor relationships.
- Managing the process for preparation, distribution, and approval of drawings.
- Collaborating with divisions, vendors, and subcontractors in a professional and timely manner, ensuring positive teamwork and proper public relations.
- Maintaining project files and performing project closeout activities.
- Preparing and issuing requisitions for materials and subcontractors.
- Managing client relationships and responding to client requests in an accurate and timely manner.
Contract, Permitting, and Budget Management
- Assisting in the development of the project budget and adjusting as needed.
- Preparing and issuing commitments for subcontracts and materials.
- Maintaining complete knowledge of the general contract and subcontract documents.
- Maintaining complete knowledge of the job estimate and ensuring that all drawings and specifications are in sync with the estimate.
- Reviewing design documents at all stages of the project for possible budget issues.
- Reviewing and approving subcontractor and vendor invoices. Work with the Construction Admin to obtain and track signed lien waivers.
- Participating in the preparation of bid packages, particularly as they develop during the design phase to ensure proper interfacing with other packages.
- Accumulating, auditing, and correlating information from all possible sources to calculate material needs and producing projected cost reports, revenue projections, and budget reports required for the project.
- Managing the procurement of all window/door packages, fixtures, appliances, hardware, and specialty items.
- Preparing monthly project invoicing and auditing for completeness and accuracy.
- Obtaining local construction permits and ensuring that subcontractors obtain their permits.
Quality Control and Safety
- Assuring all safety requirements are met
- Examining all drawings for potential design deficiencies, impractical details, and code violations and communicating concerns to the Project Team.
- Visiting job sites to evaluate progress, conditions, costs, exposures, claims, and recoveries.
- Scheduling, expediting, examining, coordinating, and obtaining approval for shop drawings, samples, material lists, etc. for materials and equipment furnished by WHC and Subcontractors. Ensure that materials and equipment are released for fabrication or manufacture in time to meet the construction schedule, and work with the Site Super/Lead Carpenter to expedite delivery.
- Staying current on industry-related trends/techniques and materials/technological advancements.
Supervisory Responsibilities
- Enforcing safety codes and regulations and company policies and procedures.
- Supervising and directing project work to ensure tasks are done correctly and on time.
- Actively monitoring performance to ensure excellent quality control and that work, as installed, conforms with all plans, specifications, and Woodhull standards.
- Addressing minor inquiries, complaints, and performance concerns; reporting more significant problems that deserve attention to the Division Director.
- Coaching the project team by giving constructive feedback.
- May be asked to gather and submit performance reports to the Division Director for annual employee performance reviews.
- May be asked to suggest goals and professional development opportunities to the Division Director for annual employee performance reviews.
